Transparent Pricing

We aim to be honest, upfront and completely transparent regarding the charges for the transaction.

It is perhaps important to first distinguish between "costs" and "expenses". Costs relate to money charged by this firm for carrying out the work. Expenses relate to third party fees necessary to complete the transaction. Expenses are also sometimes referred to as "disbursements".

Costs

All clients pay the same base charge as shown in the quote produced by this website. The base charge covers all of the work required to complete a normal transaction and includes:

  • All legal work required to complete the transaction
  • All telephone calls, emails, telephone calls and other communications
  • The telegraphic transfer fee (charged for sending the money to the sellers solicitor in purchase transactions and for redeeming existing mortgages in sale and remortgage transactions)
  • The Inland Revenue Land Transaction Return

This may be considered a PRICE GUARANTEE - if no additional or unexpected legal work is required we guarantee the price quoted is the price to be paid on completion.

In certain circumstances additional or unexpected legal work is required and we reserve the right to charge additional fees. In particular the following standard supplements will apply as appropriate:

Survey

If you instruct us to consider a survey report that you have obtained we will be pleased to do so however we will charge £175 plus VAT per hour (or part thereof) for doing so. We estimate up to 1 hours work will be involved subject to a minimum charge of £30 plus VAT. Please note we will only consider the matters contained in the Legal section of the report.

This list of supplements deals with the most commonly encountered scenarios for additional work being required. The list is non-exhaustive and in certain exceptional circumstances other supplements may be required. No other supplements will be charged without your client's prior consent.
In our opinion this is the fairest way of charging as the final price reflects the actual amount of work carried out on a transaction by transaction basis. An alternative approach would be to have a higher base charge for every transaction that covered a certain amount of additional legal work that may or may not be required. This would mean straight forward transactions would pay a higher cost to subsidize the more complex transactions and vice versa.

Expenses

The expenses shown in the quote are the standard expenses required in every normal freehold transaction. In certain circumstances additional expenses may be needed such as the cost of obtaining copy documents from the local authority or landlord notice fees.
The prices quoted for the local search is for a "personal search" of the local authority carried out by a private search company. If an "Official Search" of the relevant authority is required the fees may change.
Any specialist searches required by the client of lender such as a coal report, chancel search or environmental search will be charged for separately.

No Sale No Fee

If the transaction does not complete through no fault of your own (for example if the seller withdraws) you will not be charged the base charge shown in the quote. We reserve the right to charge any supplements in respect of additional or unexpected work carried out (see above). The no sale no fee offer only applies to the first transaction instructed through Future Conveyancing i.e. if the first transaction falls through and a new property / buyer is found abortive charges will apply to any subsequent abortive transactions.
